World-class properties will open in Jeddah, AlUla and the Red Sea
Saudi’s hospitality sector is booming, with hotel rooms more than doubling in Q3 2024, from 214,600 to 443,200, and a pipeline of 316 hotels, accounting for 83,275 rooms, according to Lodging Econometrics’ Q4 2024 report for Middle East.
Both Hyatt and Rotana have plans to triple their number of hotel rooms across the kingdom by 2030, with Rotana opening nine properties, to reach 6,000 keys, and Hyatt opening three new properties by 2026, including two in 2025.
Meanwhile, Accor aims to “double the number of hotels in Saudi Arabia in the next four years”, according to Paul Stevens, COO, Middle East, Africa & Türkiye for the Premium, Midscale & Economy division, opening two hotels in 2025 and another four by 2027, including two in Neom’s Trojena mountains.
Saudi developer Red Sea Global has opened five resorts to date, including Desert Rock and Shebara, named among Time’s ‘World’s Greatest Places’ in 2025, with plans to open more.
Shura Island will be home to 11 world-class resorts, while Amaala, a wellness-focused destination on Saudi’s northern coast, will feature seven resorts and a yacht club.

1 The Red Sea Edition, Shura Island
One of 11 luxury hotels set to open on Shura Island, the main hub island at The Red Sea with luxury marinas and an 18-hole championship golf course, The Red Sea Edition will be home to 240 rooms and suites, a spa, swimming pool, state-of-the-art gym and multiple restaurants and bars. Set within an archipelago of more than 90 pristine islands, the resort is surrounded by natural lagoons and mangroves inspired by local reefs, but is only 18km from Red Sea International Airport.
The Red Sea Edition, Shura Island
2 InterContinental Resort Red Sea, Shura Island
Another resort expected to open on Shura Island this summer, InterContinental Resort Red Sea will have 178 luxury rooms and 32 suites, all with sea views and direct access to the beach. There will be a strong culinary focus here with five restaurants and bars, including one dedicated to Moroccan-Levantine flavours, as well as several swimming pools, a spa and health club, and indoor and outdoor event spaces. There's also a kids' club with interactive games, creative activities and indoor and outdoor play areas.

3 Four Seasons Resort at The Red Sea, Shura Island
Making its debut on Shura Island this year, Four Seasons designed by Foster + Partners will have 149 rooms and suites with views of white-sand beaches and the sea, and six restaurants and lounges. Facilities will include a marine discovery centre, tennis courts, three outdoor pools with cabanas, and two beaches, one for families and one for adults. For grown-ups, there’s a full-service spa with hammam, and for the little ones, a dedicated Kids For All Seasons space with a programme of activities.

4 Grand Hyatt The Red Sea, Shura Island
The largest of the 11 Shura Island hotels with 430-rooms, the Grand Hyatt, also designed by Foster + Partners, features a rainbow-hued “coral bloom” design that resembles the bloom of coral in the sea from above. Rooms and suites are joined by an array of restaurants, and guests can enjoy access to the wider facilities on Shura Island, including a marina and 18-hole championship golf course Shura Links.
5 Faena The Red Sea, Shura Island
With a focus on experiential hospitality, healing and wellness, US-born Faena will open a 150-key resort on Shura Island, made up of suites and villas each offering a private pool and endless ocean views. Included in the destination are six restaurants, each helmed by acclaimed chefs, a holistic healing house, a South American-inspired spa, a lavish nightlife experience called The Living Room, live entertainment and a roster of art exhibitions.

6 Nammos Resort, Triple Bay, Amaala
The first phase of Red Sea Global’s regenerative tourism destination Amaala will open this year, unveiling a lineup of resorts set against the Hijaz mountains, as well as a 27-hole oceanfront golf course. This includes Mykonos brand Nammos, which will bring 110 keys with ocean views and 20 branded residences to Saudi’s northwest Red Sea coast. Located in Amaala’s wellness hub, Triple Bay, Nammos will offer a luxury spa, fitness centre and kids’ club, as well as four dining destinations, including Omnia Restaurant, with a rotating lineup of guest chefs and culinary brands.

7 Four Seasons Resort and Residences, Amaala at Triple Bay
Also opening at Triple Bay, Four Seasons Resort and Residences will focus on offering personalised itineraries dedicated to wellness seekers. The resort includes 220 rooms and suites, as well as villas with private pools and 26 branded residential villas, all with uninterrupted bay, sea and Hijaz Cove views. Nestled in organic gardens, a luxury spa will offer extensive therapeutic remedies including halotherapy, cryotherapy and advanced skin therapies, as well as bespoke fitness plans in collaboration with trainer Harley Pasternak. Curated guest experiences include canyoning, mountain biking, horse riding and guided hikes in the surrounding hills, cliffs and wadis, and golf.

8 The Ritz-Carlton Amaala at Triple Bay
Marking the fourth property operated by Marriott International in the Red Sea Global portfolio, The Ritz-Carlton Amaala is located on the northernmost point of Triple Bay, set within a landscape of natural sand dunes. Designed by Foster + Partners, the resort’s aesthetic reflects the local architecture of nearby seaside town, Al Wajh, and integrates into the surrounding landscape. The largest property in Amaala with 390 accommodations, the majority of rooms overlook the sea and marina with others offering mountain views. There will be multiple culinary venues, including sunset restaurants with sea views, a spa, three pools (adults-only, family and rock pool), direct access to the beach and extensive fitness, sports and wellness facilities.

9 Jayasom Wellness Resort, Amaala at Triple Bay
Joining Four Seasons at Triple Bay in 2025, Jayasom is a 153-room destination wellness retreat offering tailored stays with holistic health programmes fitness, physiotherapy, nutrition and spa therapies for adults and families, along with private residents. There will be a focus on ‘conscious cuisine’ and a range of wellness-focused activities. There will also be 24 branded residences.

10 Rosewood Amaala, Triple Bay
Also opening at Triple Bay on the 1.4km Amaala shoreline, is an ultra-luxury wellness haven from Rosewood. Designed into zones catering to different experiences, the resort offers transformative programmes to help nurture guests’ wellbeing and tranquility. This includes the Asaya Spa with private treatment pavilions set around a protected green oasis. The resort will feature 110 rooms and 26 branded residences.

11 Clinique La Prairie Health Resort Amaala, Triple Bay
A trailblazer in health and longevity for more than a century, Swiss mediclinic Clinique La Prairie is set to bring its pioneering approach to health and anti-ageing to Saudi with the first resort outside of its home in Switzerland. The resort will feature 74 rooms, ultra-luxury suites and 13 branded residences.

12 Equinox Amaala
The first of two Equinox hotels opening in Saudi (with the second to open in Neom), Equinox Amaala brings its focus on sports, fitness and lifestyle to wellness destination Amaala. With a design reflecting traditional Saudi architecture set around a courtyard, the 128 luxurious rooms, including two penthouses, offer sweeping views of the marina and Hijaz Cove. Facilities include a selection of fine dining restaurants, as well as a magnesium salt pool on the rooftop, a spa and an Equinox Fitness Club.

13 SLS Red Sea
From Ennismore comes SLS Red Sea, a property expected to open mid-2025, marking the stylish brand’s debut in the kingdom. Designed by Foster + Partners to blend into its surroundings, the single-storey property embodies a 'coral bloom' concept, drawing inspiration directly from nature with a focus on lush greenery, textures and indoor-outdoor living spaces. There will be 150 rooms, including 12 suites and 15 one- to four-bedroom villas, each with its own swimming pool. Dining highlights include Seabird, serving fresh seafood, and Fi’lia offering Italian flavours, while facilities include the Ciel Spa, a fitness centre and the Altitude Pool.

14 Hyatt Miraval The Red Sea
With a big focus on wellness and mindfulness, Hyatt’s Miraval brand is set to open its first property outside of the US, on Saudi’s Red Sea, by the end of 2025. An adults-only luxury retreat, it will offer 180 villas, from one to four bedrooms with beach and mangrove access. But its star attraction will be the Life in Balance Spa, set to be the Red Sea’s largest with 39 treatment rooms, a mangrove boardwalk, walking trails and wellness programmes with a focus on Middle East traditions and ingredients. Destination-inspired experiences will include stargazing with a local astronomer, mindfulness workshops, journaling workshops, tastings from the organic herb gardens, paddle-boarding and high-ropes challenges.

15 Raffles Jeddah
Opening in a central location overlooking the Jeddah Corniche and the Red Sea, Raffles Jeddah marks the second branded launch for Raffles Hotels & Resorts in the kingdom and the fifth in the GCC. With a design that reflects Saudi culture, art and craftsmanship, the hotel will bring 142 rooms and 40 suites to the city, as well as three restaurants and lounges and a spa.

16 Hyatt Place AlUla Hotel
Slated to open at the end of 2025, Hyatt’s first branded hotel will make its debut in AlUla, one of the oldest regions in the Arabian Peninsula and home to historic Nabatean rock formations, ancient dwellings, desert canyons, heritage villages and Saudi’s first UNESCO World Heritage Site, Hegra. Just 25km from AlUla International Airport, the hotel is within easy reach of key attractions, including the 12th-century Old Town, the hotel will feature 215 rooms, two dining venues, a pool, fitness centre and a meeting space, and also offer World of Hyatt members benefits, including room upgrades and late checkout.

17 Four Seasons Madinah
Located in the heart of Madinah, just steps from the Prophet’s Mosque, Four Seasons will bring 246 rooms and suites to the city when it opens this year. Elements from the mosque will be woven into the hotel’s design, and there will be distinctive restaurant and lounge concepts, expansive event spaces, a fitness centre and a spa.
