Ras Al Khaimah unveils multi-billion-dirham development

Ardee Al Marjan Island to comprise luxury hotel, residences and retail and leisure outlets

UAE-based Ardee Developments has unveiled a landmark waterfront destination on Al Marjan Island in Ras Al Khaimah, the UAE's northernmost emirate. 

Spanning more than 2.5 million square feet, the multi-billion dirham project is the largest on Al Marjan Island. The development will include a luxury hotel, a dining and retail promenade, and branded residences, including townhouses and villas.

Last year saw a record 1.28 million overnight arrivals in RAK, generating a 12% growth in tourism revenues compared to 2023.

According to Stirling Hospitality Advisors in its fourth edition of the RAK Investment Pulse report, hotel inventory in the emirate is expected to more than double by 2027, with 7,537 rooms being added to the existing 7,144. More than 70% of that pipeline is within the five-star category, positioning RAK squarely at the luxury market.

Ardee Al Marjan Island is looking to ride this development wave, which will include the Wynn Resort on Al Marjan Island, home to the region’s first casino.

Ardee says the waterfront community will include beach access, interactive green spaces, pedestrian-friendly boulevards and multiple dining and leisure experiences, with a focus on sustainability and smart technology.
