Ras Al Khaimah’s hotel surge to outpace infrastructure

Report says UAE hotspot lacks support services as rooms to double by 2030

Ras Al Khaimah’s hotel boom, set to nearly double room supply by 2030, is driving demand for essential support services, according to the fifth edition of the RAK Investment Pulse Report. 

The report, from advisory firm Stirling Hospitality Advisors, says hotel inventory in the UAE emirate will almost double from 8,321 to 15,798 keys by 2030, requiring an increase in essentials such as F&B supply, staff accommodation and laundry services.

More than 5,000 additional keys are also under discussion, according to the report.

With many hotels in Ras Al Khaimah relying on supplies from neighbouring emirate Dubai, there is an opportunity and need to improve the supply chain and invest in essential infrastructure.

That is typified by the fact that most food and beverage items, including bottled water and baked goods, make the one hour or more journey by road to RAK, adding additional cost.

A centralised logistics hub in RAK would be welcomed by 85% of hotel operators to streamline supply chains and reduce emissions caused by transportation.

 “As Ras Al Khaimah’s hospitality market enters a new era of growth, it’s vital that support infrastructure keeps pace,” said Tatiana Veller, Managing Director of Stirling Hospitality Advisors.

“The report is a timely reminder to investors and stakeholders that strengthening these areas is key to long-term competitiveness.”

Among the UAE’s fastest-growing destinations, RAK saw a record 1.28 million overnight arrivals in 2024, up 5% compared to 2023, and aims to attract 3.5 million by 2030, boosted by landmark developments such as the Wynn Al Marjan Island, which will be the UAE’s first casino resort.

The 1,542-key Wynn Al Marjan is on track for completion in 2027. Marriott has announced four five-star properties on the island and Earth Hotels will bring a beach hotel there. Other brands heading to RAK include Four Seasons and Radisson Red.

Stirling has said that more than 15 new international hotel operators are expected to debut in the northern emirate by 2027.
